“A hulk of a building and an acre of parking lot” was Jack Beyer’s first impression when his architectural firm, Beyer Blinder Belle, signed on to help transform a former factory that made watchcases for Bulova into a Hamptons rarity: a residential development occupying a city block just off Sag Harbor’s quaint Main Street. The aptly named Watchcase has been a painstaking reinvention. Tens of thousands of the original bricks were intermingled with new ones that matched the patina of the originals, and pipes, wiring, and mechanical systems were concealed under the floors, leaving existing beams and lofty ceilings exposed while raising the floors enough so that residents will be able to see out the 7-foot-tall windows. The interior designer Steven Gambrel furnished the model penthouse residence (pictured) and contributed finishing touches—like custom oak cabinetry and fixtures—that complement the muscular structure’s brick, beams, and masonry. Completion is scheduled for 2014, and the dwellings, which range from factory lofts and penthouses to bungalows and townhouses, are priced from $1 million to more than $10 million. Resort-type amenities include a year-round outdoor pool, door-attendant and concierge services, a driver in the summer season, and parking now concealed underground.
