Tucked above Pacific Coast Highway in the Pacific Palisades, a wealthy West Los Angeles suburb, 14800 Corona Del Mar holds a significant claim to fame—it is the only case-study home by midcentury modernist Richard Neutra. Palm trees and eucalyptus hover over the low-slung, 1948 Bailey Case Study House No. 20, noted for its wall-sized windows that slide back to connect the modest single-family home to spacious outdoor patios. As the United States was facing its postwar housing shortage at the time the home was built, simple lines, wood paneling, and natural light were installed with the intention of keeping costs down for young families.

The midcentury masterpiece was honored with the Santa Monica Conservancy’s Renovation Award in 2011. Architectural firm Marmol Radziner and the late Sam Simon, the well-known philanthropist and co-creator of The Simpsons who passed away from colon cancer in March, had just revived the residence while also building a separate LEED-certified home on the property. Simon’s 7,124-square-foot, four-bedroom manse now overlooks the Bailey case-study house and an infinity-edge pool, an expansive lawn, and a pond-like hot tub tucked among the trees. The 1.3-acre estate—with the two homes totaling five bedrooms, nine bathrooms, and nearly 9,000 square feet of indoor living space—was first listed in September for $18 million and then dropped to $16.5 million (its current listing price) in November.
