Opened for sales in 2008, Oil Nut Bay is one of the newer residential communities in the BVI. David V. Johnson, the chairman of Victor International Corp., spent 10 years traveling the world in search of the perfect location for a resort development before ultimately settling on the eastern tip of Virgin Gorda. Its secluded setting is one of the main selling points of the 300-acre community, which is accessible only by helicopter or boat.

Additional enticements for buyers include a focus on environmentally conscious construction and on-site amenities that include the Oil Nut Bay Beach Club (with open-air palapas and three pools), a spa and wellness center, multiple water activities (paddleboarding, snorkeling, sailing, kayaking), and five hiking trails. Residents also have access to two marinas: the 88-slip Oil Nut Bay Marina and the private Yacht Club Costa Smeralda Virgin Gorda, which is currently offering a limited number of memberships to founding homeowners of Oil Nut Bay.

Homesites at Oil Nut Bay range from $2 million to $15 million, and residences range from $3 million to $50 million. (The community’s long-term plans call for a total of 88 homes.) To date, 23 sites and residences have been sold, and nine homes are under construction, including a Guy Dreier–designed villa in Oil Nut Bay’s newest neighborhood, the Boulders. Situated along a bluff on 5.55 acres (the largest of the Boulders’ homesites), the $13 million, four-bedroom, four-bath home will feature ocean views, an outdoor bar and dining area, and an infinity pool.
